Paphos leads in new-house prices: what it means

In the first half of 2026, Paphos posted the highest median prices for new houses in Cyprus: €570,000 per house, with 21.3% of deals above €1 million, according to Cyprus Mail citing Landbank Analytics. For buyers, that is a direct signal: Paphos can no longer be treated as simply a softer alternative to Limassol. In the new-house segment, it is a separate market where the premium is driven by location, lifestyle and limited coastal supply.

What exactly the data showed

Cyprus Mail reports that in H1 2026 Paphos recorded 497 sales of new homes worth €258.2 million. In the house segment, Paphos was the most expensive district on the island: the median house price reached €570,000 and 21.3% of transactions exceeded €1 million. By comparison, Nicosia’s median price for a new house was €285,000.

Why this matters for buyers

A high median ticket does not automatically make a market better or worse. It shows that in Paphos buyers are often paying not only for square metres but for format: proximity to the sea, lower density, a resort environment and a more limited supply of new houses. So the key question here is not “expensive or cheap” but whether the format matches your goal: - for relocation, location, family infrastructure and project quality matter most; - for investment, liquidity, delivery timeline and exit scenario matter most; - for holiday use, what matters is how close the property really is to the sea and how practical it is outside the season.

What this means in practice

- Paphos should be compared not with the average Cyprus market, but with your purchase scenario. - If you need a lower entry threshold, it makes more sense to look at apartments rather than new houses, for example in the Paphos under €400,000 selection. - If your goal is lifestyle plus strong coastal liquidity, Paphos may justify the premium. - Review not only entry price, but also completion date, area, project class and micro-location.
