How to Choose a Cyprus Property: Three-City Price Guide

Author: Alexander Waxman·October 31, 2026·2 min read

The October Cyprus market report shows how strongly a buyer’s budget depends on the city. The median asking price for a two-bedroom apartment is €267,000 in Larnaca, €330,000 in Paphos and €405,000 in Limassol. Average apartment prices are approximately €3,200, €4,200 and €5,000 per square metre respectively. These are asking prices rather than registered transaction prices, but they provide a practical starting point for screening properties.

Define the purchase strategy first

A property should not be selected only because the project looks attractive or offers the lowest price per square metre. First decide who is likely to pay for the property after you: a long-term tenant, an owner-occupier or another investor. That answer determines the right layout, district, infrastructure and acceptable budget.

For a more accessible entry point, review properties in Larnaca. Paphos offers a different mix of formats and locations, available in the Paphos property catalogue. Limassol requires more capital, so a mistake in location or layout is usually more expensive.

Account for new-build status, VAT and delivery

The analysed sample included 1,877 properties, and 61% of the available stock was new-build. The new-build share was particularly high in Paphos at 72%, Limassol at 70% and Larnaca at 69%. Buyers therefore need to compare more than the headline price. Confirm whether VAT is included, what the specification covers, how the payment schedule works, and whether the delivery date and price are contractually fixed.

A new property may be easier to rent and resell, but only if the project matches genuine demand. A resale property can sometimes offer immediate availability, clearer running costs and the chance to assess the neighbourhood before buying.

Compare like with like

The median is a useful benchmark, not a valuation of a specific apartment. Compare properties of the same type, size, age and distance from the sea or business centre. Calculate furniture, parking, storage, common expenses and management separately. A cheaper headline price can become more expensive once these items are included.

Conclusion for investors

The right choice begins not with “where is it cheaper?” but with “who will rent or buy this property from me?” Larnaca, Paphos and Limassol offer different entry points. The strongest property is the one where price, format and future buyer profile align.
