Cyprus property market moves toward greater transparency
Cyprus Mail reported on October 9, 2026 that Cyprus property valuation professionals called for faster building permit approvals, formal access to reliable property data and regular technical inspections of buildings. For investors, this is not just an administrative discussion. It is a signal that the market is gradually moving toward clearer rules, better information and a stronger basis for assessing property risk and future liquidity.
What the professional community is proposing
The Cyprus Association of Real Estate Valuation Scientists, a member of the Cyprus Chamber of Commerce and Industry, presented its priorities during its annual general meeting and professional development seminar. The event was attended by more than 100 association members, along with representatives of institutional and professional bodies.
The main proposals include further simplification and digitalisation of procedures, faster and more predictable planning and building permits, and formal access for licensed valuers to up-to-date data held by district local government organisations. The focus is especially on planning and building permit information. Such access should be provided with appropriate safeguards for personal data, while improving the accuracy, transparency and evidential basis of property valuations.
Why this matters for real estate
In the new-build market, the speed of permits directly affects project launch dates and the future supply pipeline. The clearer the process, the easier it is for developers to plan, for banks to finance projects and for buyers to compare opportunities. More transparent valuations also help investors separate strong assets from overpriced ones and reduce the risk of emotionally driven purchases.
Building safety is another important part of the discussion. The proposed system of regular technical inspections, similar to a vehicle MOT test, could strengthen confidence in the existing housing stock and support better management of jointly owned buildings.
Investor takeaway
A strong real estate market is not only about rising sales and prices. It also depends on reliable data, professional valuations, predictable permits and quality control of buildings. If Cyprus continues in this direction, investors will be better placed to choose assets, assess risks and plan an exit strategy. For new developments, this is especially important: transparency and administrative speed often translate into real investment value.
