Larnaca attracts hundreds of millions of euros in new projects
Larnaca is moving back into the centre of investor attention. According to StockWatch on 12 October 2026, the city is becoming one of Cyprus’s most active construction markets, with high-rise residential buildings, resort-style schemes and large mixed-use projects advancing along the coastline and around Livadia. The combined scale now reaches hundreds of millions of euros.
What happened
The key signal is scale. The article highlights Lumina Mare, a project estimated at about €40 million, with 20 floors, 54 residential units and roughly 50% of the units already sold. Nearby, Horizon Towers is also moving forward: the first phase includes two 20-storey buildings and 198 homes, while the full master plan provides for around 530 residential units. The estimated value of this development is about €200 million.
StockWatch also describes more than €130 million of additional projects in Larnaca, including residential schemes near the sea with apartments, villas and penthouses. A separate major element is Land of Tomorrow on the former industrial seafront. The full project is valued at more than €800 million and is expected to gradually reshape around 2.5 km of coastline.
Why this matters for the market
For real estate, sales figures are only part of the picture. The quality of future supply matters just as much. When high-rise housing, resort infrastructure, new residential quarters and seafront regeneration arrive in the same district, the status of the location changes. Larnaca is no longer only a more affordable alternative to Limassol; it is becoming a market with its own upgraded product.
For investors, the important point is the stage of the cycle. When major projects are still under construction or in the permitting process, the market may not yet fully price in future infrastructure, sea views, services and improved liquidity. That is why Livadia, Dhekelia and the former oil-storage coastline are becoming more interesting for buyers who want to enter before the transformation is complete.
Investor takeaway
This news shows that capital is already choosing Larnaca. For investors, the signal is to look not only at today’s price, but also at the city’s future map. Where hundreds of apartments, new services and an upgraded coastline are being created, the foundations for rental demand, resale liquidity and long-term value growth are also being built.
