Cyprus property transfers reached €3.72 billion
Cyprus completed the first nine months of 2026 with growth across its main property indicators. According to StockWatch on October 19, the total value of completed property transfers reached €3.72 billion, up 6.6% year on year. Transfer volume increased by approximately 4.1%, while registered sale contracts rose by 14% to 14,969. For investors, this combination matters: both completed transactions and the pipeline of future transfers are expanding.
What happened
Limassol remained the leader by capital volume. From January through September, the district recorded 3,808 transfers worth €1.44 billion, equal to 38.7% of the national total. At the same time, 4,860 sale contracts were registered, an increase of 17% from the previous year.
Nicosia ranked first by number of completed transfers, with 4,507 transactions worth €811.85 million. New sale contracts reached 3,163, up 6%. Paphos recorded 2,699 transfers valued at €755.5 million and 2,999 sale contracts, 18% above the previous year.
Larnaca completed 2,876 transfers worth €525.1 million. The stronger signal was its contract growth: up 15% to 3,291. In the government-controlled Famagusta district, 874 transfers worth €192.8 million were completed, while sale contracts increased by 5% to 656.
What the districts reveal
The figures confirm that each district plays a different market role. Limassol attracts the largest amount of capital. Nicosia leads in completed transfer volume. Paphos has the fastest contract growth among the main districts, while Larnaca has consolidated second place behind Limassol in the number of new contracts.
Before selecting a city, it is useful to compare current Cyprus property market statistics. High transaction value, large volume and rapid demand growth are different signals and call for different investment strategies.
Investor takeaway
A 6.6% increase in transfer value combined with 14% growth in sale contracts shows that the market is not only completing more business but also building demand for the coming months. Investors should therefore look beyond the national headline and assess liquidity in the specific district, entry budget, and the profile of the future buyer or tenant. The practical next step is to match these signals with an investment property selection.
