More Than 100 Cyprus Properties Enter November Auctions
More than 100 properties across all five districts of Cyprus are entering electronic auctions in November 2026. According to Cyprus Mail, reserve prices start at €1,000, while the auction calendar runs from November 9 to 27. The portfolio is dominated by land, agricultural fields and vineyards, making zoning and permitted use more important than the headline starting price.
What is being offered
In the Limassol district, a 19,399-square-metre property in Agios Therapon has a reserve price of €15,900 and about 121 metres of frontage on an asphalt road. A 15,051-square-metre field in Pano Kivides, close to the Limassol–Paphos motorway, starts at €24,500. In Mandria, a 2,007-square-metre vineyard is offered from €9,000, while a 1,134-square-metre plot in a residential zone in Prodromos starts at €24,000.
In the Paphos district, a 7,024-square-metre vineyard near Nata carries an €11,500 reserve, and a 3,122-square-metre plot in Kathikas starts at €10,500. Individual lots in Alona, Agios Dimitrianos and Mazotos have reserve prices of only €1,000. These figures are auction starting points, not guaranteed purchase prices.
The November auction schedule
Auctions for the Nicosia district are scheduled for November 9–13, followed by Limassol on November 16–20. Paphos is scheduled for November 23–25, while Larnaca and Famagusta follow on November 26 and 27. The electronic platform provides photographs, property details, reserve prices and the date of each auction.
Before bidding, a buyer should verify title ownership, encumbrances, boundaries, registered access, planning zone, building density and utility connections. Agricultural land requires particular caution: a low price does not mean that a home can be built there, and infrastructure costs may materially change the investment calculation.
Conclusion for investors
The November auctions offer access to unusual land opportunities across Cyprus, including locations in the wider Limassol and Paphos districts. Yet the most attractive reserve price is valuable only after legal and technical due diligence. The strongest opportunity is not necessarily the cheapest lot, but the one with clear access, permitted use and credible future demand.
