Where investors are earning in Cyprus now
Fresh Cystat figures, reported by Cyprus Mail on September 30, give a clear answer to where investors are earning in Cyprus now: residential real estate, especially segments with visible liquidity. The House Price Index reached 105.46 points in the second quarter of 2026, rising 2.4% quarter on quarter and 7.9% year on year. This was not a one-off move: annual growth accelerated after 3.4% in the first quarter. For buyers, this is a practical timing signal.
What the latest figures show
Cystat recorded growth in both new and existing dwellings. The index for new homes rose to 105.73 points, while existing dwellings reached 105.10. For investors, this is an important signal: the market is not moving only because of attractive new developments, but also because broader demand is supporting completed housing stock.
Additional context comes from an earlier Cyprus Mail article based on Central Bank of Cyprus data. In the second quarter, residential prices rose 8.5% year on year, apartment prices increased by 8.9%, and deposited sale contracts grew 15.4% to 5,298. The regulator directly linked the rise to demand from foreign buyers, together with continued domestic demand.
Where the investment logic is visible
The strongest opportunity today is not an abstract bet on “Cyprus property”, but liquid apartments in locations with several layers of demand: tenants, relocation buyers, tourists and future resale buyers. That is why investors should focus on areas with a clear exit strategy, not only on the lowest entry price.
A practical method is to compare units in the ProNadlan catalogue through three questions: who will rent it, who could buy it in 3–5 years, and whether the location is supported by real transaction data.
Investor takeaway
The current market does not promise easy profit in every property. But it does show that capital is already working where price growth, foreign demand and liquid housing formats overlap. For investors, the signal is to choose not the cheapest option, but a property with a clear audience, a realistic rental story and a strong location.
