Foreign demand remains a key support for Cyprus real estate

Cyprus Mail analysed on September 13 how strongly foreign buyers are influencing the Cyprus property market. The main investor takeaway is straightforward: international demand remains real and significant. In January–August 2026, foreign-associated buyers were linked to 5,562 deposited contracts out of 13,288 in total, or about 42% of the market. According to Ask Wire’s assessment, this activity was approximately 20.4% higher than in the comparable period of 2025.

What happened

The article was prompted by a parliamentary debate on possible restrictions for non-EU buyers. But it presents a more precise picture: the claim that foreigners account for “half of all sales” is too rough, and the market has to be analysed by segment. Deposited sale contracts, completed transfers of ownership, purchases by individuals and transactions through companies are different indicators and should not be mechanically added together.

At the same time, the trend itself is not disputed. Foreign activity is growing faster than the overall market: in 2025, foreign-associated contracts rose by 16.5%, and in January–August 2026 they were approximately 20.4% higher year on year. For buyers, this means that liquidity in quality projects remains in place, especially in coastal cities, new-build apartments and development land.
