Cyprus House Resales More Than Doubled in the Third Quarter
Cyprus’s secondary housing market accelerated sharply in the third quarter of 2026. Resales of existing houses rose by 114.5% compared with the second quarter, increasing from 345 to 740 transactions. In total, 1,566 apartment and house resales were recorded during the quarter, 50% more than in the previous period, while their combined value climbed by 78% to €378.8 million. The Landbank Analytics figures were reported by Cyprus Mail on 27 October.
Houses approached half of the market
Houses increased their share of residential resale transactions from 33% to 47.3%, bringing them close to apartments. Between January and September, Cyprus recorded 3,241 residential resales worth a combined €710.4 million. Of these, 1,931 involved apartments and 1,310 involved houses.
The figures require careful interpretation. The rise in the overall median resale value from €155,000 to €172,000 does not automatically mean that comparable properties became more expensive. The transaction mix simply included more houses, which generally cost more than apartments. For investors, this is a reason to compare each property with recent sales of the same type, age and location.
Paphos recorded the strongest momentum
Paphos led the quarter, with residential resales rising from 204 to 400, an increase of 96.1%. House transactions showed an especially strong change, climbing from 59 to 213. Nicosia recorded the largest number of resales over the first nine months, while Limassol led by total value, with €235.6 million across 670 transactions. Limassol also had the highest median residential resale value at €245,000.
City-level differences matter when selecting an investment. Current opportunities can be compared in the ProNadlan catalogues for Paphos property and Limassol property.
Investor conclusion
The increase in transactions indicates that Cyprus’s resale market remains active and can support a future exit from an investment. However, 42.7% of the properties sold were built before 2000. Any apparent discount should therefore be weighed against renovation, energy-efficiency and maintenance costs. The stronger strategy is not simply to buy a “cheap” property, but to select a liquid format in a specific micro-location, supported by recent comparable transactions and a realistic assessment of the building’s condition.
