Cyprus property sales rose 10% in August
In August 2026, the Cyprus property market showed another month of growth: 1,241 sale contracts were registered, 10% more than in August 2025. The figures were reported by Cyprus Property News, citing data from the Department of Lands and Surveys. The key signal for investors is that demand remains broad: growth is visible not only in the overall market, but also in individual cities beyond the usual focus on Limassol.
What happened
According to the report, 1,241 sale contracts were filed in Cyprus in August, compared with 1,128 a year earlier. Larnaca delivered the strongest annual increase: 299 sales, or +35%. Paphos reached 267 sales, 20% above August 2025. Nicosia added 8% and reached 225 sales. Limassol declined by 5% during the month, but still remained the island’s largest market with 395 transactions.
What this means for buyers
For buyers, the important point is not only the headline figure of +10%, but how that growth is distributed. When Larnaca and Paphos grow faster than the average, it shows a shift of interest towards cities where the entry price is often lower than in Limassol, while infrastructure and tourism demand continue to support liquidity. In this market, buyers should compare not only the price of a property, but also the pace of district development, the rental model and the possible resale horizon.
What the market shows
Between January and August 2026, Cyprus registered 13,288 sale contracts, compared with 11,689 during the same period of 2025. That represents annual growth of 14%. Limassol remains the leader with 4,354 transactions over eight months, but Paphos, Larnaca and Nicosia are also producing meaningful volume. For investors, this is a positive backdrop: the market is not dependent on one location, but is supported by several demand centres at once.
Conclusion for investors
The August data confirm that Cyprus real estate remains an active market with real demand. The most practical strategy now is not to chase only the best-known city, but to compare Larnaca, Paphos and Limassol according to the specific goal: rental income, relocation, capital preservation or future resale.
