A fresh Cyprus Mail analysis from 13 September 2026 gives buyers an important market signal: foreign demand for Cyprus property is growing, but it is not spread evenly across the whole market. In January–August 2026, foreign-associated buyers were linked to 5,562 contracts of sale out of 13,288, or roughly 42% of the contract market. In 2025, the comparable figure was 7,255 foreign-associated properties against 18,114 total contracts.

From an investor’s point of view, the key question is not simply whether foreigners are buying Cyprus, but where their demand creates a future exit.
