Silicon Park in Limassol shows rising demand for mixed-use projects

Author: Alexander Waxman·September 26, 2026·2 min read

CBN reported on September 25 that construction of Silicon Park in Agios Athanasios, Limassol, is progressing at a rapid pace. The project combines three residential buildings with studios, one-, two- and three-bedroom apartments, as well as two office buildings with a total area of 15,000 sq m. Prices start from €245,000 + VAT, and sales of apartments and offices have already exceeded 50%. For investors, this is not just a construction update; it is a signal of the type of property product now gaining traction in Limassol.

What happened

Silicon Park is being developed as a mixed-use environment: homes, offices, co-working spaces, a restaurant, gym, daycare centre, swimming pool and green areas are all located within one complex. The project has also received BREEAM certification, which assesses the environmental and operational performance of buildings.

Another important detail is that the office component has already attracted interest from Cyprus and abroad. Earlier, a Norwegian biotechnology company acquired almost 3,000 sq m of office space in the project. This strengthens the area not only as a residential location, but also as an emerging workplace cluster.

Limassol has long been viewed as Cyprus’ most expensive and liquid property market, but demand is becoming more selective. Buyers no longer look only for “an apartment in a good area”. Value is increasingly created by infrastructure, management, energy performance and the ability to live close to work and services.

For buyers exploring property in Limassol, projects like this show the direction of the market: less random construction, more integrated real-estate product. For investors looking at Cyprus, this becomes an important filter when choosing an asset for rent or future resale. The buyer receives not only walls, but a clear usage scenario: living, working, renting out and maintaining the asset with less dependence on a car. Details like these often separate a liquid investment from an ordinary apartment in an overheated location.

Investor takeaway

Sales above 50% during the active construction stage show that the mixed-use format in Limassol is already understood and accepted by the market. In these projects, liquidity is supported not only by square metres, but also by the surrounding ecosystem: office demand, services, green areas and the convenience of everyday life.
