14,969 Cyprus Sales: 3 Reasons to Invest in 2026
Cyprus property maintained strong momentum in 2026: 14,969 sale contracts were deposited from January through September, 14% more than a year earlier. September was the strongest on record for that month with 1,681 contracts, while foreign buyers accounted for 41.9% of sales. These figures do not guarantee a return on every property, but they reveal an essential investor advantage: an active market supported by a broad pool of buyers.
Reason 1. Transactions are growing and liquidity remains strong
Every one of the first nine months of 2026 outperformed the same month in 2025. The market averaged 1,663 contracts per month, compared with 1,464 a year earlier. For an investor, sustained activity matters because it creates clearer price benchmarks and improves the chances of finding tenants or a resale buyer. When browsing the Cyprus property catalogue, compare not only the entry price but also the number and quality of competing properties in the same district.
Reason 2. Demand comes from several buyer groups
Foreign buyers signed 705 of September’s 1,681 contracts, equal to 41.9%. Over nine months they signed 6,267 contracts, roughly one fifth more than a year earlier. At the same time, purchases by Cypriots increased by 10% in September. This mix reduces dependence on a single audience: the same well-selected property may appeal to a local household, an international professional relocating to Cyprus, or an overseas investor.
Reason 3. Each city offers a different investment strategy
Limassol remained the largest market, recording 4,860 contracts over nine months and annual growth of 17%. Paphos delivered the fastest growth at 18%, while Larnaca reached 3,291 contracts after a 15% increase. The right question is therefore not which city is universally best, but which location fits the strategy: premium and business-led demand in Limassol, a highly international buyer base in Paphos, or a more accessible entry point in Larnaca. Investors can start by comparing ProNadlan investment properties.
Investor takeaway
The three arguments for 2026 are rising transaction volumes, strong international participation and several cities offering different entry points. Still, a purchase only makes sense when the price per square metre, total acquisition costs, expected holding period and likely future buyer are clear. That discipline turns broad market growth into a liquid individual investment.
