New Office Cluster Near Limassol Port Signals Growth for the Western Districts

November 1, 2026·2 min read

A major new business development may be coming to western Limassol. Oriantum Ltd has submitted documentation to the Department of Environment for a two-building complex in the Tsiflikoudia area, beside Omonias Avenue and the Limassol Port roundabout. The project matters not only as new office supply: it continues the formation of a business corridor linking the port, Zakaki and the western entrance to the city.

What the Developer Is Planning

The complex will consist of two buildings with maximum heights of seven and thirteen storeys. Their stepped design will create sections of different heights, with the tallest points reaching 40 and 67 metres. The total above-ground floor area will be approximately 16,700 square metres. Around 14,700 square metres will be used as offices, while another 1,150 square metres will accommodate event and meeting spaces, a gym, wellness facilities and supporting areas.

The lower levels are planned to include a café, restaurant, fitness centre and event hall. Landscaped areas and a public plaza will be created around the buildings. Two underground levels covering about 10,000 square metres will contain technical facilities, storage and 265 parking spaces. Solar panels are also planned for the roofs. The architectural concept was designed by UHA.

Tsiflikoudia sits near the port and on the route towards Zakaki, an area of Limassol that already hosts significant commercial and residential investment. An additional 14,700 square metres of offices could attract more companies and employees to the western business cluster. For the housing market, that may support demand for apartments with convenient access to the new workplace.

The development is still at the environmental review stage. Investors should distinguish between a proposed concept and an approved construction project, while monitoring permits, timelines and the actual start of works.

Investor Takeaway

The office complex is a positive signal for western Limassol. It suggests that business activity is expanding beyond the traditional centre. The strongest residential opportunities will not automatically be every property nearby, but homes with efficient access to the port, Zakaki and major roads, a clearly defined rental audience and a sensible entry price. Before buying, investors should check future development plans, parking availability and peak-hour travel times.
