Larnaca seafront and urban property by the sea

Where Property Investors Are Earning in Cyprus Now

In 2026, Cyprus does not have one universal city for property investment: different markets generate returns through different strategies. Larnaca stands out for capital appreciation, Paphos for international demand, and Limassol for transaction value and liquidity. According to Cyprus Mail, sales during the first nine months rose by 18% in Paphos, 17% in Limassol and 15% in Larnaca.

Larnaca: a capital-growth strategy

Larnaca is currently attractive to investors seeking an increase in property value. In the second quarter of 2026, apartment prices in the district rose by 5.59% quarter on quarter, the strongest result among Cyprus districts in the RICS/KPMG index. Sales from January through September reached 3,291 contracts, placing Larnaca second only to Limassol.

This strategy suits a buyer with a multi-year horizon. The key factors are the exact neighbourhood, future infrastructure, project quality and the amount of comparable supply. Current properties in Larnaca can be reviewed in the ProNadlan catalogue.

Paphos: international demand and holiday rentals

Paphos recorded the strongest annual sales growth among the five districts: 18%, reaching 2,999 contracts. Earlier market data also showed an especially high share of foreign buyers. This supports demand for new apartments, homes near the coast and properties designed for either seasonal or long-term rental.

For investors, the purchase price is only part of the calculation. Seasonality, the management company, communal charges and short-term rental rules directly affect the final result. The Paphos property section allows buyers to compare formats and budgets.

Limassol: liquidity and large capital flows

Limassol remains the island’s most expensive and highest-value market. During the first nine months, completed transfers reached €1.44 billion, equal to 38.7% of the national value. The city also led in new sale contracts with 4,860, up 17% year on year.

Investors here usually pay a premium for a developed business environment, international demand and a broad resale market. This does not automatically produce the highest yield, but it can improve the chances of finding a buyer or tenant for a well-selected property. Current opportunities are listed in the Limassol property catalogue.

Investor conclusion

Larnaca fits a capital-appreciation strategy, Paphos combines foreign demand with rental potential, and Limassol offers liquidity and capital preservation in a large market. The right decision is not to choose a city in general, but to select a specific property that matches the investment period, budget and income model.
